Johnson Ranch homes, specifically
Johnson Ranch is one of the older large master-planned communities in San Tan Valley, with much of it built in the early 2000s along Hunt Highway. That age matters for glass: these homes have had about two decades of monsoon dust, sun, and sprinkler overspray working on them.
A common issue in older communities like Johnson Ranch is hard water staining on the landscaped sides of the house. Mature front-yard irrigation means sprinkler heads that have been throwing water at the same low windows for two decades. Where that's been left alone, the deposit is often well past a normal cleaning.
Homes backing the golf course have a second issue: course irrigation runs on a schedule and reaches further than most people assume, so rear-facing glass and patio enclosures take more mineral than the front of the house.
What's typically needed here
- Standard interior and exterior cleaning, inside and out
- Mineral removal on irrigation-facing windows, usually the priority on the first visit
- Rescreening, since original builder screen mesh from this era is generally past its life
- Two-story great-room and stairwell glass that can't be reached safely from inside
If it's a first cleaning in a long time, ask the cleaner which windows can come back fully and which have etching that can only be improved.
