Established homes, accumulated problems
Copper Basin is an HOA community with a rec center, the kind of place people stay in for a long time. That length of ownership is the relevant fact for glass: homes that have been lived in for a decade or more have had a decade or more of monsoon dust and sprinkler overspray working on the same windows.
What that usually looks like in practice is a house where the street-facing glass is fine and one or two sides are visibly worse. That is almost always irrigation. Front-yard and side-yard sprinkler heads that clear the landscaping perfectly well also clear the bottom row of windows, and every cycle leaves a little more mineral behind.
What is typically worth doing
- Full interior and exterior cleaning, tracks and sills included
- Mineral removal on the irrigation side, the honest priority on a first visit
- Screen cleaning or rescreening, since a decade of Arizona sun is roughly the service life of builder mesh
- Solar panel cleaning if there are panels on the roof
Families and scheduling
Exterior-only work needs nobody home, which is the practical option if you are not keen to take time off for a window cleaner. Interior work needs someone home to let the cleaner in.
If you want one cleaning a year, book it in the fall after monsoon ends. Here is the reasoning.
