Newer homes are not easier homes
Castlegate is one of San Tan Valley's master-planned communities with resort-style amenities, and the housing stock is modern: contemporary elevations, generous window packages, and plenty of two-story great-room glass.
Two things come up constantly in newer communities like this one.
Builder clean-up residue. Final construction cleans are fast and inconsistent. It is common to find stucco splatter, fine paint overspray, and baked-on label adhesive still sitting on glass years after move-in. Removing it is not a harder wash, it is a different process, because dragging stucco grit across a pane is exactly how glass gets permanently scratched.
New landscaping on heavy irrigation. New yards get watered hard to establish, and freshly installed sprinkler heads are almost never aimed with windows in mind. Mineral deposits start building from the first season. The good news is that catching it in year three is cheap; catching it in year twelve may not be fixable at all.
A first proper cleaning finds what matters
- Thorough first clean that deals with any leftover construction residue
- Check of irrigation-facing glass while deposits still lift easily
- Two-story front elevation and great-room glass, reached safely
- Solar panel cleaning, if your roof has panels
If you have moved in within the last few years and have not had the windows done professionally, that first visit is the one that catches problems while they are still cheap.
